Alpine Ridge Ranch is accessed by County Rd 46 and State Hwy 160, located approximately 5 miles east of Mancos, Colorado in Montezuma County and is only an hour drive from Durango, CO with commercial jet service. The property lies adjacent to Menefee Mountain and sits at 8200 elevation. The ranch is bordered on the west and north by BLM & State land. The town of Mancos was founded in 1894. The area had been part of New Spain and Mexico and had been inhabited by the Ute and Navajo people. The area also has a vast mining history. AREA RECREATION There are limitless opportunities for recreation with close proximity to skiing, snowmobiling, fishing, hunting, backpacking, boating, rafting and camping to name just a few. Purgatory Mountain Resort is just a quick 1 hour drive and Telluride just 1hr 50mins away. Mesa Verde is just a short 20 minute drive. Moab UT and Arches National Park are within 2.5 hrs. HUNTING The property lies in Colorado Game Management Unit 73 which was home to the Boone & Crockett World Record Typical Mule Deer scoring 226 4/8. Montezuma County has been on an upward trend of Trophy production since 1984 and is ranked 11th for total B&C trophy entries. FISHING There is great tailwater fishing below McPhee Reservoir and excellent opportunities for fly fishing. McPhee reservoir also offers fishing for catfish, white bass, small and largemouth bass, crappie, walleye, and trout. Also there is public fishing access to the Dolores River. TERRAIN / ACCESS Permitted access via unimproved BLM road. There is one interior ranch road which runs north to south along the edge of the ridgeline. The Property is rolling on top, with a valley on the east side and falls off on the western boundary into hard to access BLM land. The property has everything from open meadows, oak brush and pines.
